I have been chair of Westchester Rent Guidelines Board & a member over 20 yrs. THERE MAY BE A VALUABLE FACT ABOUT TONITE’S FINAL DELIBERATIONS.
Activist tenants and public members of the board have succeeded in ignoring the 1974 ETPA (tenant protection) Law and gaining zero rent increases eg. (in my opinion)
This forced Apt owners to file certioraris to reduce real estate taxes (county/school/ town) and transferred tens of millions of dollars ultimately to homeowners.
THE REAL ISSUE IS THAT THIS BOARD HAS FORCED THOUSANDS OF APTS. OFF THE MARKET AS landlords cannot afford low rent increases and rising costs.
Activists have said why give rent increases to owners who make millions (on billions of dollars of investment) when “tenants make $10. per hour. this is not in the ETPA law.
WESTCHESTER GOV’T IS TROUBLED IN GETTING FEDERAL APPROVAL OF THEIR PLAN TO ADD 750 UNITS OF HOUSING WHILE THIS BOARD IS TAKING THOUSANDS AND THOUSANDS OF UNITS (SINGLEHANDEDLY) OFF THE MARKET BY DRIVING OUT OWNERS.
